Answers to the questions LA homeowners ask before booking
Process, scheduling, crew, materials, and service area, all covered here.
Process & what to expect
Rodent exclusion from first call to finished seal follows a clear, predictable sequence.
How long does a typical exclusion job take from start to finish?
Most single-family homes in Los Angeles take one to three days of active crew work, depending on the number of confirmed entry points and whether attic or crawl space work is involved. Larger properties or homes with significant roofline exposure can run longer. Your crew lead gives you a job-specific timeline after the inspection findings are reviewed. That estimate is based on your actual scope, not an average.
Do I need to be home during the exclusion work?
For the initial inspection, being present helps. You can point to areas where you have heard or seen activity, and the crew can walk you through findings in real time. For the sealing work itself, you do not need to be home as long as access to all zones is arranged beforehand. Exterior work, roofline sealing, and crawl space work can all be completed without you on-site. Your written findings are delivered regardless.
Will there be noise, dust, or disruption inside my home?
Most of the work happens on the exterior. Roofline gaps, foundation vents, crawl space access points, and utility penetrations are all addressed from outside. Interior access is typically limited to attic entry and, occasionally, wall void inspection when active nesting is confirmed. Dust containment protocols apply to any attic work. Expect noise during roofline and foundation sealing; it is mechanical work, not a quiet process.
How do I know when the job is fully complete?
Service completion criteria are documented in writing and delivered to you at job end. That documentation includes every confirmed entry point sealed, the materials used at each location, any active population removal performed, and the crew lead's assessment of remaining risk factors. You are not relying on a verbal summary at the door.
Materials & safety
Non-toxic exclusion means physical sealing. No poisons, no chemicals applied to your home.
Are the sealing materials safe around children and pets?
Non-toxic exclusion, the practice of physically sealing entry points without applying any chemical rodenticide or pesticide, is our default approach. The sealing materials are hardware-grade: galvanized steel mesh, copper mesh, Xcluder fabric, and professional-grade sealant compounds. None require evacuation, re-entry waiting periods, or protective handling on the homeowner's part.
Do you use poisons or chemical treatments?
Standard exclusion work does not include rodenticide application. The goal is to make the structure physically inaccessible, not to kill rodents already inside and leave their remains in your walls and attic. If trapping is required as part of active population removal prior to sealing, mechanical snap traps are used. Bait station use, if ever applicable, is discussed with the homeowner before deployment.
Do the materials need to be replaced over time?
Galvanized steel mesh and Xcluder-type fill fabric are rated for multi-year performance under normal conditions. In Los Angeles, UV exposure, dry heat, and occasional seismic movement can accelerate wear at certain locations, particularly flexible sealant compounds around pipe penetrations. That is one reason retainer visits exist: a crew returns on schedule to check material condition and re-seal any locations showing wear.
Retainer plans & ongoing service
A retainer plan is ongoing exclusion maintenance, not a recurring charge for the same work.
What is the difference between a one-time job and a retainer plan?
A one-time exclusion job addresses every confirmed entry point at the time of service. A retainer, an ongoing maintenance plan where the crew returns on a set schedule to inspect and re-seal as needed, extends that protection over time. In a year-round rodent pressure environment like Los Angeles, new gaps can open at sealed locations and adjacent entry points may become active after the initial job.
How often does the crew return under a retainer plan?
Visit interval is set based on your property's profile. Properties with significant roofline exposure, canyon-adjacent lots, or a history of repeated infestation typically benefit from more frequent visits. Properties that completed a full exclusion with a low entry point count may need less frequent coverage. Your schedule is determined after the initial job, because the right interval depends on what the inspection actually found.
What if I find new rodent sign between scheduled visits?
Contact us at (323) 805-0173 or in**@*******us.com and describe what you have observed. Retainer clients are not placed on a standard wait list for between-visit concerns. The nature of the finding determines how quickly a crew responds. With 15 or more crew members dispatched from Tarzana, scheduling flexibility exists even outside routine visit windows.
Crew & scheduling
With 15 or more crew members available, scheduling does not depend on one technician's calendar.
How many crew members will come to my property?
Crew deployment size varies by property scope. A standard residential inspection typically involves one to two crew members. Full exclusion jobs on larger properties, or jobs that combine roofline work with crawl space sealing in the same visit, may involve a larger team working different zones simultaneously.
How far in advance do I need to book?
Booking lead time depends on current volume and your location within the service area. Calling (323) 805-0173 directly gives you real-time scheduling information. Because of our crew size, same-week inspection appointments are frequently available. Homeowners who have just discovered evidence should call rather than email; phone scheduling is faster.
Do you serve both residential and commercial properties?
Yes. Single-family home exclusion work and multi-unit, restaurant, or property management contracts both fall within our capabilities. The crew structure and materials used are the same. Commercial jobs typically require additional documentation, IPM logs and written service records for health inspections, and that documentation is included as a standard deliverable, not an add-on.
Service area
We dispatch from Tarzana, positioned at the center of the western San Fernando Valley.
What neighborhoods do you serve?
The service area spans Los Angeles and the surrounding communities, including Tarzana, Encino, Woodland Hills, Calabasas, Reseda, Canoga Park, Van Nuys, Sherman Oaks, and West Hills, plus the broader LA metro. Properties along canyon-adjacent corridors near Topanga State Park are also within range. If you are not sure whether your property falls within the footprint, call and ask directly.
Are you based locally, or do crews travel in?
Rodent R Us is based at 5336 Mecca Ave in Tarzana, not a regional call center dispatching crews from a different county. The Tarzana location sits at the geographic center of the western San Fernando Valley. Local base also means local knowledge: the roof rat behavior specific to this part of LA, the architecture of 1950s and 1960s Valley homes, and the canyon-adjacent wildlife pressure near the Santa Monica Mountains corridor.
