Why rodent pressure in Tarzana works the way it does
The western San Fernando Valley is one of the most consistent roof rat environments in Southern California, and the reason is tree canopy and roof type rather than sanitation.
Tarzana, Encino and Woodland Hills were planted heavily with citrus and avocado through the mid twentieth century. Those trees are now mature and many overhang rooflines. A fruiting branch within jumping distance of an eave is a standing invitation, and it is the most common contributing condition our crew records on Valley properties.
The housing stock compounds it. Reseda, Canoga Park, Winnetka and much of Van Nuys were built out rapidly between 1945 and 1970. Those homes carry original galvanised foundation vent screens, wood fascia cupped by decades of direct sun, and in many cases Spanish or Mission tile roofs with open bird blocks. None of those was a defect when the house was built.
Rodent species found around Tarzana
Species determines where we look and what we seal. A roof rat and a Norway rat enter the same building at opposite elevations, and a job scoped for the wrong one closes openings the animal was never using.

Roof rat
Rattus rattus
The dominant residential rodent across Los Angeles. It is a strong climber and it approaches a building from above rather than from the ground. That single fact is why so much self-performed sealing fails here.

House mouse
Mus musculus
Frequently found alongside rats rather than instead of them. Because the gap it needs is so small, mouse exclusion is the work that exposes sloppy sealing.

Norway rat
Rattus norvegicus
Less common than the roof rat in hillside residential areas, but it dominates wherever there is dense food service, older sewer infrastructure, or a waterway corridor.

Deer mouse
Peromyscus maniculatus
A wildland-edge species rather than an urban one. It is the primary North American reservoir for Sin Nombre hantavirus, which is why droppings in a wildland-adjacent crawl space are handled differently than droppings in a mid-city attic.

California ground squirrel
Otospermophilus beecheyi
Included because we are asked about it constantly on hillside lots. It is a structural and landscape problem rather than an interior one and it needs a different response than rodent exclusion.

Untrimmed palm crowns
The dead frond skirt on an unmaintained Washingtonia palm is prime roof rat nesting habitat, and Valley streets are lined with them. A palm within ten feet of a roofline frequently turns out to be the population source rather than the house.
Spanish tile bird blocks
The void where a clay tile edge meets the fascia is a structural feature, not a fault. On a tight installation it is closed. On a home where the fascia has cupped, it is open access to the attic.
Original foundation venting
Galvanised vent screen from the 1950s and 1960s had a service life measured in decades and that time has passed. The failure is rarely dramatic: the mesh corrodes through at the centre, or the frame lifts at one corner, leaving a gap invisible from standing height.
Ventura Boulevard corridor
Dense food service backing onto residential blocks sustains Norway rat populations that surrounding neighbourhoods do not. Properties within a block or two face pressure no amount of individual sealing removes, only excludes.
Canyon edge at West Hills and Woodland Hills
The western and southern margins sit against open land at the Santa Monica Mountains and Topanga State Park. On those lots we see deer mice and ground squirrels alongside commensal rats, which changes both the inspection and the handling protocol.

Los Angeles has no rodent off-season, but pressure does shift by quarter, and the shift changes which part of the building matters most.
Oct to Dec
First rains, falling night temperatures
Call volume climbs sharply. Cooling weather and the first sustained rain move rodents from landscape harborage toward structures. This is the window where sealing ahead of entry is still possible.
Jan to Mar
Sustained rainfall floods ground burrows
Norway rat pressure peaks at grade as burrows flood. Roof rats that got in during autumn are already breeding in attic insulation. Foundation and crawl space work is most urgent now.
Apr to Jun
Breeding peak and juvenile dispersal
Litters produced over winter reach independence and disperse. Juveniles test openings adults ignored, and they fit through smaller gaps, so properties sealed to adult tolerances begin failing.

Heat and fruit ripening
Attic temperatures pass 120°F, pushing established populations toward cooler interior voids and water. In citrus and avocado neighbourhoods, ripening fruit holds roof rat activity at its annual high.
Health and property risk
This is not a scare list. It is the short version of why sealing matters more than trapping, and why contaminated insulation is treated as a cleanup job.
Murine typhus
Los Angeles County has recorded a sustained rise in locally acquired cases over the past decade. It is transmitted by fleas carried on rats and opossums rather than by the rodent directly, which means rodent harborage close to a structure is the exposure route.
Leptospirosis
Shed in rat urine and a documented cause of canine cases across Los Angeles. Standing water in a crawl space with active rodent presence is the combination that matters.
Hantavirus (Sin Nombre)
Carried by deer mice, so the risk sits on wildland-adjacent properties rather than mid-city ones. Exposure comes from aerosolised droppings and urine in enclosed spaces, which is why dry sweeping an infested shed is the wrong first move.
Salmonellosis and rat-bite fever
Both are associated with contact with rodent droppings and contaminated surfaces. Neither is common, and both are reasons to treat attic and crawl space contamination as a cleanup job rather than a nuisance.
Structural and fire risk
Rodents gnaw insulation off wiring. Insurers and electricians both see the result. Contaminated insulation loses R-value, and ductwork breached in an attic distributes the contamination through the house.

1962 ranch, tile roof- The call
- Scratching over the primary bedroom for six weeks. Two prior pest visits, traps only.
- What the inspection found
- Eleven confirmed openings. Nine were bird blocks along the south elevation, one a warped fascia return, one a soffit vent whose screen had corroded through in the centre while looking sound from the driveway. A navel orange with branches touching the eave was the access route.
- What we did
- Population cleared over nine days, then all eleven sealed with hardware cloth and stainless fill. Canopy trimmed back to a four-foot gap. No return activity at the six-month retainer check.
Reseda
1958 tract home, crawl space foundation- The call
- Droppings in the garage and a smell under the hallway floor.
- What the inspection found
- Norway rats, not roof rats. Three of four original foundation vents had failed, and the sewer lateral penetration had over an inch of clearance around it. A burrow run tracked along the stem wall from a neighbouring alley.
- What we did
- Vents replaced with galvanised hardware cloth, lateral packed and capped, burrow runs collapsed and backfilled. Written record noted the alley as an ongoing external pressure source.
Woodland Hills
canyon-edge property, detached studio- The call
- Client had sealed the main house herself the previous year and activity moved to the studio.
- What the inspection found
- Her work on the main house had held. Every gap she closed was still closed. The studio had never been included, and its roofline sat lower and closer to the slope.
- What we did
- Studio sealed to the same standard, main house re-checked and left alone. She is on a six-month retainer because the canyon does not stop producing pressure.

In the Valley that is almost always a roof rat in the attic, active between roughly 9 PM and midnight. Roof rats enter at roof height, so the sealing most homeowners try first, around the dryer vent and the garage, addresses a different elevation entirely. The answer is a roofline inspection.
Does trimming my citrus tree actually help?+
It removes the travel path, which lowers pressure, but it does not close the opening the rodents already found. We record branch clearances in the written findings and recommend trimming alongside sealing, never instead of it.
My neighbour has rats. Will sealing my house just push them back to me?+
Sealing moves pressure rather than removing it, which is exactly why we map the whole envelope instead of closing the two or three openings you already know about. A partially sealed house redirects activity to the next available gap on the same building.
