Why entry point sealing works differently in Van Nuys

Extermination without exclusion is a temporary fix. You can kill the rats inside a building, but if the holes that let them in are still open, the next population moves in within weeks. Sealing every entry point permanently is the only approach that stops the cycle.

Van Nuys housing creates a specific set of challenges. Most of the residential stock dates from the 1940s through the 1960s - post-war tract construction with stucco exteriors, wood-framed soffits, and original venting that was never designed to keep rodents out. Decades of minor settling open gaps at rooflines and utility penetrations that didn't exist when the house was built.

The valley floor geography matters too. Van Nuys sits in a heat sink. Temperatures stay higher through autumn and winter than in coastal neighborhoods, which means roof rats don't slow their breeding the way they might in cooler parts of LA. A job done in November here faces the same active pressure as one done in August.

We dispatch from Tarzana, roughly four miles from the center of Van Nuys. Same-week inspections are standard for this area. Our 15-plus field crew members are direct employees, licensed under the CA SPCB, and every inspection produces a written, photo-documented report - not a verbal summary.

Rodent species found around Van Nuys

Species identification happens before any material is selected. The sealing approach differs by species, and the written record has to name what we found.

Species Here Where we find it
Roof rat
Rattus rattus (opens Wikipedia in a new tab)
Dominant The primary finding across Van Nuys residential blocks. Travels through mature citrus and ornamental trees, enters at rooflines, soffits and open gable vents.
Norway rat
Rattus norvegicus (opens Wikipedia in a new tab)
Common Found along the LA River flood control channel and in commercial blocks near the Van Nuys Civic Center. Below-grade entry through crawl space vents and utility penetrations.
House mouse
Mus musculus (opens Wikipedia in a new tab)
Common Standard throughout the older housing stock. Can fit through a gap of 6mm or less, which changes the sealing specification - hardware cloth alone is not sufficient.
California ground squirrel
Otospermophilus beecheyi (opens Wikipedia in a new tab)
Occasional Burrowing in sloped embankments along the valley edges and in some larger residential lots near Sepulveda Basin.
Dusky-footed woodrat
Neotoma fuscipes (opens Wikipedia in a new tab)
Uncommon Native species. Occasionally found on properties backing onto the Sepulveda Basin Wildlife Area, which provides a habitat corridor into the valley floor.

Where rodents get into Van Nuys buildings

Open or degraded soffits

The most common entry on 1950s and 1960s Van Nuys tract homes. Wood-framed soffits develop gaps at corners and junctions over time. A roof rat needs roughly 19mm of clearance to pass through - less than the width of a thumb.

Unscreened gable and eave vents

Original aluminum vent screens on homes from this era corrode and pull away from frames. Many have been painted over rather than replaced, which seals nothing and hides the failure from visual inspection at ground level.

Utility penetrations

Pipe and conduit penetrations through stucco are rarely sealed at the time of installation. Where they were sealed with foam or caulk, that material degrades. This is the entry point most often missed by general contractors.

Crawl space vents

Older foundation vents use a stamped metal screen that bends out of its frame with age. We replace these with 16-gauge hardware cloth set into a solid frame, or with Xcluder fill fabric where a vent needs to remain functional for airflow.

Roof-to-wall junctions

Where a flat or low-slope roof section meets a wall, flashing gaps open over time. Roof rats use these transitions to move between the exterior surface and attic space without entering through a vent at all.

Garage door perimeter gaps

Detached and attached garages are frequent first-entry points in Van Nuys. The perimeter seal on older sectional doors compresses and leaves a gap at corners. From the garage, rats access attic space through interior walls.

How we seal entry points: the actual process

Every job starts with a full exterior and interior inspection, not an estimate. We photograph every gap found, log its location and approximate size, and identify which species it represents a risk from. That record travels with the job and becomes the baseline for any future visit.

Material selection depends on gap size, location and what is on either side of the wall. The main options we use:

  • →16-gauge galvanized hardware cloth - for vent replacements and open soffits. Rodents cannot chew through it. Aluminum screening is not an equivalent and we do not use it.
  • →Xcluder fill fabric - a stainless steel and poly blend for irregular gaps and utility penetrations where rigid material won't conform. Rated for both rats and mice.
  • →Hydraulic cement or mortar - for masonry gaps and foundation penetrations. Sets hard, rodents cannot compress or gnaw it, and it doesn't shrink back the way foam does.
  • →Sheet metal flashing - for roof-to-wall transitions and soffit corners where a flat, durable surface is needed over framing.

Most single-family residential sealing jobs in Van Nuys take between two and four hours. Larger homes with detached structures, or properties where attic insulation removal is needed first, run longer. We will give you a realistic timeframe after the inspection, not before.

We do not use expandable foam as a primary seal. It compresses, UV-degrades at exposed locations, and roof rats can chew through it in minutes. It is only appropriate as a backer behind harder material in deep cavities.

Jobs the Van Nuys crew has worked

Three properties from this service area, described by neighborhood rather than address.

Job 01

Valley Glen

1958 stucco ranch, single story
The call
Scratching in the attic every night for three weeks. The owner had set snap traps but caught nothing.
What the inspection found
Active roof rat use through two soffit gaps at the rear of the house, both at the junction where a patio cover met the original roofline. The traps were inside - the rats were entering and exiting freely and avoiding the set areas. Droppings and a nest in the attic insulation confirmed sustained use.
What we did
Sealed both soffit junctions with sheet metal flashing screwed into solid framing. Replaced two corroded gable vents with hardware cloth assemblies. Removed contaminated insulation and documented everything with photos before and after. Total time on site: three hours.
Job 02

Sherman Oaks border, Van Nuys side

1960s duplex, landlord compliance context
The call
Tenant had submitted a habitability complaint. Landlord needed documented remediation to respond to the notice.
What the inspection found
Norway rats in a crawl space accessed through two failed foundation vents on the north side of the building. A gas line penetration through the foundation had never been sealed. Both units were affected through shared wall cavities.
What we did
Replaced all foundation vents with hardware cloth assemblies, packed the gas line penetration with hydraulic cement, and provided a written, photo-documented report the landlord could submit as evidence of remediation. Under California Civil Code 1941, documented exclusion work is the standard for demonstrating habitability compliance - not just extermination.
Job 03

North Van Nuys, near Sepulveda Basin

Pre-purchase inspection request
The call
Buyer's agent requested a rodent-specific inspection before close of escrow. The general home inspection had flagged possible rodent activity in the attic.
What the inspection found
Historical roof rat use confirmed by droppings and gnaw marks on wiring insulation. No active entry at the time of inspection, but three gaps that represented likely points of re-entry: an open soffit end cap, a degraded bathroom exhaust vent termination, and a roof-to-wall gap at the chimney chase.
What we did
Provided a written inspection report itemizing each gap, the material needed to close it, and an estimate for sealing. The buyer used the report in negotiations. Properties near the Sepulveda Basin carry persistent pressure from the wildlife corridor and benefit from proactive sealing regardless of current activity levels.

Questions we get from Van Nuys callers

I already had an exterminator out. Why do I still hear them?

Extermination reduces the current population inside the building. It does not close the entry points. Roof rats outside your property find the same gaps within days to weeks. Rodent exclusion - physical sealing of every gap - is the step that stops re-entry. The two approaches are not interchangeable.

How quickly can you get out to Van Nuys?

We dispatch from Tarzana, which puts us four to six miles from most Van Nuys addresses. Same-week inspections are standard for this area. Call (323) 805-0173 and we will confirm your earliest available window directly.

I'm a landlord with a tenant complaint. What documentation do you provide?

Every job produces a written, photo-documented report identifying each entry point found, the material used to seal it, and the date of work. Under California Civil Code 1941, you need evidence of active remediation, not just a pest control receipt. Exclusion work with written documentation is the standard that holds up to inspection.

Is entry point sealing something I can do myself?

You can close obvious gaps yourself, and it is worth doing. The problem is that roof rat entry points on Van Nuys housing are often at roofline height, inside soffit cavities, or at utility penetrations that require opening a wall section to see properly. Missing one gap means the sealing fails entirely. The inspection itself is where most of the value is - finding what is not visible from the ground.

When is rodent pressure worst in Van Nuys?

Attic activity calls spike in September through November as nights cool and rats seek interior nesting space. But the valley floor stays warm enough that activity never fully drops off the way it might in coastal neighborhoods. We work active jobs in Van Nuys every month of the year. Summer fruit on residential trees - citrus, figs, avocado - drives population growth that shows up as attic activity six to eight weeks later.
